Few examples include a divorce by a cheating ex-wife in 2021 who's had an affair with her manager for 6 months, the death of my grandfather that same year who raised me (I grew up without both parents), without being able to attend his funeral in my home country I can't go back to, getting laid off by a real estate company I worked for as an administrative assistant for $15/hour when I was 26, with $2,000 to my name, bills to pay, and one decision to make.

Do I go back and get another job, or take my future into my own hands?

You see, everything I've built was built on foundation of hard-work, painful experiences, and relentless devotion to my goals and dreams. Which were, to create financial, mental and emotional freedom for myself and my future. To be my own boss, and to never feel the feeling of getting laid off due to circumstances out side of my own control and depend on nothing and nobody but myself.

I did't try to force it, I didn't put a time-stamp, I didn't curl into a ball and cried like some little bitch, Instead, I went to work. I dove into the cold waters of the real estate sales and marketing business and said, it's do or die.

No cheat-codes, no handouts.

So ask yourself, what would you have done if you were in my shoes? Divorce/Cheated on after 6 years, Grandfather who raised me dying and you can't attend the funeral, getting laid off from your 9-5 with 2K to your name and no idea where to go next.

How Long Did It Take Me To See Money?

As a realtor, starting in 2016, it took me 13 months to get my first deal which was in January of 2017, it was 7K.

As a wholesaler, which is what this program will teach you to do, it took me 4 months to get my first deal, it was $20,000 Thousand Dollars.

(P.S, making $20,000 from a single deal, in a house located out of state, never seeing the house in person, never meeting with the seller in person, this entire thing was just unfathomable to me at the time)

I established my wholesaling business, literally January 1st of 2020, you could look this up on public LLC records (my company name is Live Homez LLC)

One Month before C*VID HIT! talk about the worse timing ever.

I didn't bitch, I didn't complain, I just stayed focused and kept pushing. Most people would have already folded.

Why Am I Telling You This?

I can't predict your life. But for me? It changed my entire life, financially, spiritually, and in every way possible, giving me a sense of purpose, direction, and control. Here's how.

When I first heard about it, it went right over my head. I thought it was a scam, I thought it wasn't clear enough, how can someone flip a house without using their own money? without ever seeing it?

That was until I started making $10,000, $25,000, $30,000+, $75,000, $95,000+ PER a single sale within the first 2 years, without ever seeing any of the homes, and without ever meeting the sellers in person.

That's literally someone's entire year's salary made in 30 days... How can that be?

These are only a few examples to show you how my life was changed forever after starting to wholesale real estate.

What's Real Estate Wholesaling?

Wholesaling is a real estate investing/marketing strategy that allows you, the wholesaler, to sell your equitable rights to buy a property, to ANOTHER buyer, for profit. In other words, you are selling an OPTION to buy a property in the form of a contract, to someone who actually wants to buy the property.

To simplify, let's pretend you found a fixer upper. You were aware that investors are buying similar fixer uppers for $230,000. You make the seller an offer in writing, on a contract, for $130,000, and the seller signs it and accepts your offer.

You then reached out to a local investor/flipper after doing some research and presented him with your deal. He was interested in buying your deal, and offered $230,000 for it.

The difference between the contract price with the seller, and the price your investor was willing to pay you, is called the "Assignment Fee", or in simple terms, your wholesale profit.

This example, is a real life example where I made the $95,000 check I showed you above, from one vacant house out of state, all while sitting at my desk in Southern California, in less than 30 days. I NEVER SAW THIS HOME nor PUT DOWN ANY OF MY OWN MONEY.

(If I didn't end up crediting the buyer 5K for closing costs, this would have been $100,000 check - but this is another story).

To earn $95,000 as a real estate agent, you'd have to sell a $1,575,000 home AND represent both the seller and the buyer at a 6% commission.

I did it with a house that cost $130,000, and you can too.

If you are not a realtor, you could easily be making MORE money than what you would if you had your realtor license.

So you could see that this is real, see contract with seller, and assignment document with the new buyer, below: Remember, I started wholesaling in 2020, notice the date on the contract... just ONE year later:

Why Would Any Seller Agree To Such An Offer?

There are infinite reasons why a seller would agree to sell their home for a lot less than what the home is worth.

The seller from the above deal lived in a whole other state, his home was vacant for a long time, it was in real bad shape, and no one was taking care of it.

Believe it or not, he asked for the $130,000, not me!

All I did was follow the same systems and structures I would be teaching you myself, contacted the seller, followed up with him, and made him an offer at his price, on his terms.

He was happy to wipe his hands clean off the property!

This is just one example out of thousands of other situations where sellers would be willing to sell their own below market value.

It is up to you to capitalize on such opportunities.

Is Having A Real Estate License Required For Wholesale Marketing?

In most states in the U.S, it's not required. To my knowledge, Pennsylvania is one state which requires it.

Other than essentially selling my contract to the end-buyer, what income can I generate through wholesaling

Yes.

Example 1: Some sellers are motivated to sell, but they do not want a cash offer. This is where you switch from an investor, to someone who asks them if they would be interested in listing the home on the market with a realtor for a full price. Many sellers say YES, which is when you contact a realtor and refer this listing out, and ask a finders fee.

Finder's fee with realtors is totally negotiable! On average it is 25% of the realtor's commission. MAILBOX MONEY!

Example 2: You could, instead of wholesaling, simply focus on marketing for LEADS which you can then warm up yourself, and SELL to real estate agent for either a flat one time fee, or a monthly subscription.

Effectively, you become a Real Estate Marketing Company.

In the example below, I secured the listing through wholesale marketing, it took me 4 months of following up, and 19 days to list/sell the home. My commission was $21,200.
